After you have procured a home loan for a property in Rockingham, Kwinana or Baldivis and your bid has been accepted, you probably think you are ready to close the deal.
But if you haven’t inspected the home for these ten things that often aren’t part of a standard home inspection, you could end up costing yourself thousands of dollars.
You need to check the walls that back onto the showers or baths for corrosion or water stains. They don’t count as structural defects but they can certainly cost as much as many structural deficiencies to fix.
Make sure the ceilings are straight, firmly in place and don’t sag like a tent ceiling.
Open all cabinets and check for mildew, mould and damp odours. Any of the three can signal water leaks.
Check for large cracks in the walls. If any are greater than 2.0 mm wide or if there are a lot of cracks, you may want to ask the building inspector to come back.
Bedrooms and Bathrooms
Check for mould in bathrooms and bedrooms. If you find any, insist that it is removed by a professional mould remediation company.
Internal Wall Plastering
Check for small hairline cracks or map cracking. These usually indicate that the wall was not plastered correctly during original construction. Once a house sustains even one crack, more usually appear.
Check the lines and angles of the roof from the external. Make sure they are straight.
Make sure that the roof gutters don’t have any rust on the inside edges.
Make sure that every roof downpipe is running to a stormwater soakwell drain. This is easily done with a walk around the building. Also make sure that there wasn’t any past flooding and that the soakwells are both large enough and working well enough to do their job and keep your water levels down.
The house must have drain holes, spaced 1200 mm apart, below and above door and window frames and also along suspended slab levels. If these holes aren’t present, water can end up in the internal walls instead of escaping from the cavity walls.
